Clogged Gutters Cause Problems

What You Should Know About Basement Waterproofing

Basement waterproofing is a must for every home that has a basement. Your major objective is to prevent leaks from creating puddles or completely flooding your basement floor. Flooding though is not the real danger in basements without a waterproofing system. In most cases, water can seep into the basement in small amounts without you even noticing. When this happens, you could end up with a moldy basement that is also a health hazard.

All basements are not exempt from gradual water entry. During rainy seasons, the soil that holds the water can exert pressure on the walls of the basement. If you look closely at your basement walls, you may notice small cracks with a white build up around them. This is a sign that water may already be seeping in from your walls. Most of the time though, water leaks can happen on the joints of the floor and walls.

Glenn Haege: Basement specialists can help fix leaking wall (Detroit News)

Dear Glenn: I was listening to your show a few weeks back when you talked about basement leaks and gave a company in Warren that you thought was good. They even did a clean-out access to the weeping tile.

You may be constructing your own home. If this is the case waterproofing should happen before the completion of the house. Contractors usually resort to a technique called bonding. They install protective membranes around the walls of your basement to prevent water entry. In some cases, special walls may also be installed on the inside walls of the basement for further protection. Some of the product names associated with this type of waterproofing includes Deco 20 Seal Waterproofing Membrane, B-Dry Rigid Sealer and Dura-Systems Rubber Coating.

A pre-constructed home may require a different kind of waterproofing system. It is possible that the house you bought may already have a protective basement membrane. You may have to reinforce the existing system though with a drainage system from the inside. This means installing drainage channels on wall-floor joints. You can try using SquidGee Dry, WaterGuard and Real Dry System by Basement Systems.

Drainage channels do not work alone. You would also need to make sure that you have a good sump pump. This pump is where all the water from your drainage system goes. The pumping mechanism drains the water outside. Some pumps only rely on the main power source. It would be a better idea though to pick a unit with back up power just in case you lose power in the middle of a storm.

Defining Efficient Basement Waterproofing Systems
The conventional basement waterproofing provides some form of drainage pipe for this water to drain away, but the problem with this is that often these pipes get silted up. As the water comes it brings all sorts of suspension with it ...

You could be living in a place frequently visited by rains. This means you would have to adopt even more thorough basement waterproofing. Otherwise, your current system may not endure for very long. You could add an external drainage system to what you already have. This will ensure that water is immediately taken away from the area surrounding your basement.

In some cases, homeowners may be able to manage installing a system on their own. An extensive waterproof system however almost always requires the services of certified experts. Consider looking for a contractor or system provider that has a good reputation in the field of basement waterproofing. You could try well known companies and systems like B-Dry System and Basement Systems. There are however many other similar companies and contractors to choose from.

Do not delay basement waterproofing. If you have a basement, there is no question about your needing a reliable system. Take note though that even the most reliable systems require periodic checks. A time may come when you may have to replace, repair or reinforce an existing system.
