What You Should Know About Basement Waterproofing

You should never underestimate the value of basement waterproofing. You donít want to end up with a basement full of water. Major leaks and floods however are not the only reasons why you should install a waterproofing system. Your basement could also be prone to small, barely noticeable leaks. These constant mini leaks could result in mildew or mold formation.

Every basement is prone to water seepage. During the winter season, the soil surrounding the basement can become heavy with water. This creates pressure that pushes against the walls of the basement. In some cases, the water can seep through the walls. Youíll notice this when you see white streaks on your concrete walls. Often though, water can seep through the joints between the walls and floor.

Dear Glenn: I was listening to your show a few weeks back when you talked about basement leaks and gave a company in Warren that you thought was good. They even did a clean-out access to the weeping tile.

Your home may be under construction. In this case, you can directly add basement waterproofing. A basic element that must be included during construction is a basement wall membrane. Wall membranes resist water entry from the outside. Sometimes though, interior membranes or walls may also be installed as an added precaution. If you are interested in membrane waterproofing, you could look into such brand names as Dura-Systems Rubber Coating, B-Dry Rigid Sealer and Deco 20 Seal Waterproofing Membrane.

Waterproofing is an entirely different story if you bought a pre-built house. It is likely that the previous owner may already have a system in place. You may however, have to make a couple of additions to enhance the existing waterproofing system. One great element to add is a drainage system on the wall and floor joints. You can use SquidGee Dry, WaterGuard or other similar products.

Aside from an inside drainage system, you also need a reliable sump pump. You need this because this is the mechanism that gathers the water from the drainage system. The collected water is pumped outside. It would be better if you picked a pump that has a secondary power system. This will limit the chances of pump failure during power outages which are likely during heavy rains.

It is possible that you could be living in an area that is prone to heavy rains. If this is so, then the best internal waterproofing systems may not be enough. If you want better chances of securing your basement from water damage, you may want to set up an external drainage system that can divert water even before it gets to touch your basement walls.

You may be able to manage on your own if you just need to install internal drainage. In cases of sever flooding however, you may need the help of a contractor or service provider. You do have to make sure though that the contractor of your choice has had a good reputation and experience in its line of business. Some companies you can try contacting are Basement Systems and B-Dry System service providers.

You should consider basement waterproofing as soon as possible. A good system is the only real way you can protect your basement and the things in it. If you act too late, you may have more damage to deal with. Once a system is in place, make sure you check it constantly to determine the need for reinforcement.
