To Rebuild Or Not
What You Should Know About Basement Waterproofing
You should never underestimate the value of basement waterproofing. You don’t want to end up with a basement full of water. Major leaks and floods however are not the only reasons why you should install a waterproofing system. Your basement could also be prone to small, barely noticeable leaks. These constant mini leaks could result in mildew or mold formation.
Every basement is prone to water seepage. During the winter season, the soil surrounding the basement can become heavy with water. This creates pressure that pushes against the walls of the basement. In some cases, the water can seep through the walls. You’ll notice this when you see white streaks on your concrete walls. Often though, water can seep through the joints between the walls and floor.

WARREN - Even if it is only temporary, a slight warm-up expected to begin today will be a welcome relief to Dr. Scott Cunningham. Cunningham, a doctor in Forum Health Trumbull Memorial Hospital's emergency department, has seen his share of everything from minor sprains and strains to severe head trauma, thanks to wintry weather.
Waterproofing may be easier if your home is still under construction. Your home contractor would simply have to use a technique called bonding. This would involve setting up a membrane that shields the internal basement walls from water penetration. There are also some membranes or wall sheets that can be put up from the inside. Contractors may already have product preferences of their own. If you had to choose though, there are product options like B-Dry Rigid Sealer, Deco 20 Seal Waterproofing Membrane and Dura-Systems Rubber Coating.
You may need further waterproofing if you bought a house that has already been constructed. The most common way of reinforcing the waterproof system of your basement is to install an internal drainage system. This simply involves installing drainage pipes on the joint connecting the floor and walls. You can use products like WaterGuard, Real Dry System by Basement Systems and SquidGee Dry.
Drainage channels do not work alone. You would also need to make sure that you have a good sump pump. This pump is where all the water from your drainage system goes. The pumping mechanism drains the water outside. Some pumps only rely on the main power source. It would be a better idea though to pick a unit with back up power just in case you lose power in the middle of a storm.
A few words of warning about waterproofing
Q: I read one of your latest articles in the Star Ledger on Thursday, Dec. 11. It addressed the problem of waterproofing basements walls.
You could be living in a place frequently visited by rains. This means you would have to adopt even more thorough basement waterproofing. Otherwise, your current system may not endure for very long. You could add an external drainage system to what you already have. This will ensure that water is immediately taken away from the area surrounding your basement.
You may be able to manage on your own if you just need to install internal drainage. In cases of sever flooding however, you may need the help of a contractor or service provider. You do have to make sure though that the contractor of your choice has had a good reputation and experience in its line of business. Some companies you can try contacting are Basement Systems and B-Dry System service providers.
You definitely cannot overlook or delay basement waterproofing. If you want to protect your property, you should start looking for a good waterproofing system. Remember too to periodically monitor the condition of your waterproofing system. You may have to reinforce your system at some point in the future.
